Chris,
I have a question about the big picture. If I understand last year's Special Report correct, then the Zero Gamma eclipse would be in 2011 and the most important SC turning point this fall - and you called it "the end of the K-winter". From your work's perspective, when is the end of K-winter or more specifically the first low of the to be expected double-bottom most likely to come?

From my perspective, 2010 looks like a most important year, comparable to 1982 or 1932. When people look back 10 years from now, they will probably say that 2010 was as important a turning point as 1982 or 1933. It's going to be exciting!
What I also observed is that rents bottomed out in 1949 (if I'm correct) as one of the last markets at the end of the K-winter then. Rents are now in a free-fall, but could bottom out in 2010... as one of the last markets in the current K-winter?
